Some South Bay pockets stayed very tight even with rates at 7.32%

Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is a real cost. But the Real Estate Data Aggregator shows that some South Bay pockets barely flinched.

The numbers below cover the three months ending August 31, 2026. They are real counts of homes in this market, not national averages.

The one number that changes what you should do

In ZIP 90745 (Carson), the Real Estate Data Aggregator counted 54.9% of homes selling above list price. That is the highest share in South Bay for this period. It means list price is often a floor there, not a ceiling. If you are buying in Carson, plan for offers above asking. If you are selling, a well-priced home still draws competition.

Carson supply also tightened. The Real Estate Data Aggregator shows months of supply fell 1.5 months year over year, landing at 2.9 months. Fewer choices for buyers kept pressure on prices.

Torrance: the tightest supply in the market

ZIP 90504 (Torrance) had just 1 month of supply, per the Real Estate Data Aggregator. That is the lowest figure across all ZIP codes in this report. Only 21 homes were for sale there, down 34.4% from a year before.

The Real Estate Data Aggregator also shows 56.9% of 90504 homes went under contract within two weeks of listing. That is the fastest pace in Torrance. Homes priced right did not sit long.

ZIP 90503 (Torrance) was close behind. The Real Estate Data Aggregator counted 2 months of supply there, with 46.1% of homes selling above list. Median days on market held at 32, unchanged from a year before.

Long Beach 90802 tells a different story. The Real Estate Data Aggregator counted 6.2 months of supply there, up 0.4 months from a year before. Median days on market sat at 62. Only 20.2% of homes sold above list. That is not a crisis, but it is a different kind of market than 90504.

Rates rose, but not every pocket felt it equally

Realtor.com reported mortgage rates rose nearly 40 basis points in September 2026, surging above 7% for the first time since January 2025. Freddie Mac confirmed the 30-year fixed rate at 7.32% as of October 22, 2026.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million in September 2026, up 1.5% from the prior month. Inventory rose to 1.60 million homes. So buyers did have more to choose from across the country.

South Bay did not follow that pattern evenly. The Real Estate Data Aggregator shows homes for sale in 90504 fell 34.4% year over year. In 90717 (Lomita), they fell 48.4%. In 90505 (Torrance), they fell 42.9%. Buyers in those pockets faced less choice, not more.

Where prices moved up and where they dipped

Not every area saw prices rise. The Real Estate Data Aggregator shows 90732 (San Pedro) median sale price fell 17.3% year over year to $761,000. ZIP 90717 (Lomita) dipped 8.9% to $899,500. ZIP 90731 (San Pedro) fell 8.8% to $807,500. Those are real drops, and worth knowing if you own in those areas.

On the other side, 90274 (Palos Verdes Peninsula) rose 11.2% to a median of $2,730,000, per the Real Estate Data Aggregator. ZIP 90260 (Lawndale) climbed 13.9% to $820,000. ZIP 90249 (Gardena) gained 10.8% to $859,000.

Speed: where homes moved fastest

The Real Estate Data Aggregator counted a median of 28 days on market in 90504 (Torrance). That was the fastest in the market. ZIP 90505 (Torrance) was close at 30 days, 9 days shorter than a year before. ZIP 90503 (Torrance) held at 32 days.

Harbor City (90710) moved slowest, at 60 days, which was 25 days longer than a year before. Long Beach 90802 sat at 62 days. Not every home sold fast, and those two areas show it plainly.

What this means for you

Higher rates did not cool every pocket the same way. Some ZIP codes tightened further. Others softened a little. Your street may read very differently from the ZIP code average, and the ZIP code may read very differently from the South Bay as a whole.

In short
  1. Rates hit 7.32% (Freddie Mac, October 22, 2026), yet ZIP 90504 in Torrance had just 1 month of supply and ZIP 90745 in Carson had 54.9% of homes sell above list, per the Real Estate Data Aggregator.
  2. The market is not one thing.
  3. It is a dozen different stories depending on which street you are on.
