Not every part of South Bay is moving the same way on price
The National Association of Realtors said existing-home sales rose 1.5% in September 2026. That sounds like one story for everyone. In South Bay, it is not.
The Real Estate Data Aggregator tracked the three months ending August 31, 2026 across every ZIP code here. Prices moved in very different directions. Pricing your home by habit, or by a single South Bay average, can put you in the wrong place.
How far apart the ZIP codes really are
ZIP 90260 had the biggest gain. The Real Estate Data Aggregator counted a median sale price of $820,000 there, up 13.9% from a year before. Homes sold 19 days faster than last year. More than 4 in 10 sold above list price.
ZIP 90274 is a different world in price, but the direction is the same. The Real Estate Data Aggregator put the median at $2,730,000, up 11.2%. Supply fell to 2.9 months. Nearly 4 in 10 homes went under contract within two weeks of listing.
ZIP 90732 tells a different story. The Real Estate Data Aggregator counted a median of $761,000, down 17.3% from last year. Supply sits at 4.6 months. Fewer than 1 in 4 homes sold above list price.

A broader look: every ZIP code in one place
What the wider picture adds
Nationally, the National Association of Realtors reported 3.99 million existing-home sales in September 2026, up 1.5% from the month before. That national lift does not flow evenly into every street here.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That rate shapes what buyers can afford, and it hits lower-priced ZIP codes differently than higher-priced ones.
Speed and competition vary just as much as price
In ZIP 90504, the Real Estate Data Aggregator counted just 1 month of supply. More than half of homes sold above list price. Median days on market: 28.
In ZIP 90802, supply sits at 6.2 months. The Real Estate Data Aggregator counted 62 median days on market. Fewer than 1 in 4 homes sold above list price there.
Not every home sold fast, even in tighter ZIP codes. That is worth knowing before you set a price or make an offer.
- South Bay is not one market right now.
- For the three months ending August 31, 2026, the Real Estate Data Aggregator shows prices up 13.9% in one ZIP and down 17.3% in another.
- One street can read very differently from the ZIP code around it, and a ZIP code can read very differently from South Bay as a whole.
- The number that matters is the one for your address.
